Cascais leads the way in Portugal’s luxury property market

While Lisbon misses out on the top ten, coastal areas dominate the rankings for the country’s most exclusive residential addresses.

Portugal’s luxury property market is clustered firmly along the coast, with the Cascais-Estoril axis leading the country’s most exclusive residential rankings. According to data from the property portal Idealista – cited in a report by Euronews – the most expensive street in the nation is Rua das Faias in Cascais, where the median asking price for a home stands at €4.35 million (US 5.04 million).

The region dominates the top five, claiming three of the most coveted spots in Portugal’s luxury property market. Following Rua das Faias is Rua das Violetas, also in Cascais, with a median asking price of €4.3 million.

Almancil’s Urbanização Vale do Lobo takes third place at €4.25 million, while Rua das Papoilas in Cascais secures fourth position with a median price of €4 million. Urbanização Fonte Algarve in Almancil rounds out the top five at €3.995 million.

Portugal’s luxury property market ranking, which reflects owner-set asking prices rather than final sales figures, also highlights exclusivity in Sintra, Porto, Lagos, and the Setúbal district.

On Sintra’s Rua Soto Maior, the median price of homes is around €3.9 million, securing sixth place in the ranking. Porto’s Rua do Ouro is in seventh place, with median prices reaching €3.69 million. 

In Lagos, eighth place Urbanização Quinta do Monte has values in the region of €3.25 million.

In ninth and tenth places are Rua do Pinheiro Manso, in Quinta do Conde, in the Setúbal district, at €2.75 million, and Avenida Sabóia, in Estoril, with a median price of €2.4 million.

Portugal’s luxury property market: Lisbon’s role

Although Lisbon is conspicuously absent from the top ten most expensive streets, the capital remains a powerhouse in the wider luxury market. It leads the national supply of homes priced above €1 million, accounting for 40.6 percent of all such listings. 

Furthermore, when the threshold increases to properties exceeding €3 million, Lisbon becomes the clear leader in Portugal’s luxury property market, concentrating 47.1 percent of the national supply. This indicates that while top-tier individual streets are concentrated elsewhere, the capital holds the highest overall volume of ultra-luxury real estate.
