The Macao government has approved Wynn Palace’s expansion plan, clearing the way for a new 432-room all-suite hotel tower called the Enclave, according to a notice published in the Official Gazette.

The land use change comes with a 652 million pataca (US$81 million) one-time payment to the government, plus a roughly 9.48 million pataca (US$1.17 million) deposit. Wynn executive Linda Chen has already signed off on the terms and settled the payment.

The site was originally earmarked for a theatre and events centre. Palo Real Development Company, a Wynn Resorts Macau subsidiary, proposed the hotel tower instead in January 2025, which the government has now approved. The expansion also includes a new events centre, theatre, parking and outdoor space, while keeping Wynn Palace’s existing gambling area unchanged.

The land lease runs until 1 May 2037, with construction required to begin within roughly nine months of approval and finish within five years overall.

Wynn first disclosed the project during its first-quarter earnings call, pricing it at between US$900 million and US$950 million. The tower will sit beside Wynn Palace’s main entrance on the east side of the resort, lifting total room count by about 25 percent and suite supply by 50 percent once complete.
